Our Policies and Guidelines

For a hassle-free stay, please, take the time to review our policies prior to making a reservation with us. This page details guidelines on reservations, cancellations, check-in/check-out procedures, and more. We appreciate you helping us ensure a pleasant experience for all our guests. If you have any questions, feel free to give us a call. We'll be glad to help.

Cancellation Policy

We have a 7 day cancellation policy. A one night deposit will be taken at time of reservation. A cancellation email reminder will be sent to you 10 days prior to your visit. The remaining balance will be processed 6 days prior to your check in date if no cancellation is requested. This will guarantee your reservation. If cancellation occurs within the cancellation period, the whole balance will be forfeited and no refunds will be made. However, if we are able to resell your room we will refund you your reservation less the one night deposit OR we can reschedule your visit to an alternate date.  Unfortunately, we are not able to refund for checking out early. In case of a NO SHOW, the guest will be charged 100%. We may require full payment at reservation for special events and holiday stays. 


Check In and Check Out

Check in is after 3:00 PM and check out is at 11:00 AM. On the day of your arrival, you will receive a text with your check in instructions along with your room number and door code so that when you arrive, you can go directly to your room. For your convenience, there is no need to stop in the office for check in or check out. We purposely leave you alone as much as possible so that you can enjoy your stay but we are always available. Please make sure that we have your correct CELL phone number and contact information. If you have any concerns or problems with your stay, please feel free to call or text at 603-828-2292.


Smoking

Please be advised we are a smoke free hotel. This includes all rooms, porches, patios and public spaces. If you must smoke, please try to do so off property. Your cooperation is appreciated for the enjoyment of all guests. We ask that you be respectful of the property and dispose of your cigarette butts in the receptacle provided. If any residual smoke smell is left in the room, a $250 fee will be charged to your credit card.


Dog Policy

A one time dog cleaning fee $25 will apply. Limit is 2 dogs. Unfortunately there are a few breeds that are not accepted by our insurance and cannot stay at the Lodge; Pit Bull, Bull Terrier, German Sheppard, Rottweiler, American Pit Bull Terrier, Akita, Doberman, Wolf hybrid, Chow, Bull Mastiff, American Bully, American Staffordshire Terrier, Presa Canario and Shar-Pei. Please keep your dog on a leash at all times. Please do not leave your dog alone in your room for an extended period of time. If we get complaints of your dog barking while you are away, we will ask you to please not leave them alone in the room. We ask that you please pick up after your pet and dispose of it properly in the provided doggy bags located all around the property and garden. Any damage caused to the room, its furnishings or any other part of the hotel are your sole responsibility. I understand my account will be charged the cost of such damages. NO CATS, REPTILES, OR BIRDS. Dogs are not allowed on the beds or furniture. The use of the grounds are to be used at your own risk and responsibility to insure respectful interactions with other dogs and guests. 


Lobby Hours & Information

Lobby hours are from 8 a.m. to 8 p.m. However, the lobby and the pantry/coffee area are available by key code 24 hours a day for guests. We are available by phone or text for questions or concerns. Although we might not be in the lobby at all times, we are always around the property and love to visit at the firepit and coffee time. After hours, we politely ask that you text us in the a.m. at 603-828-2292 unless it is an emergency. Please make sure children are accompanied by an adult in all public and office areas. We have complimentary coffee and tea in the pantry along with other snacks and retail items for purchase. We do not have daily turn service, however, we keep extra towels, shampoo, etc. in the lobby for your convenience if needed.
